MEETING!
The Board of Directors would
like to thank the many homeowners that
participated in the Annual Meeting
held Monday, February 4, 2008 at 6:30 p.m.
We hope that you found the topics covered to
be informative and useful. We look
forward to future communications so that we
may continue to address your needs.
Additionally, the
Directors would like to express our
gratitude to Constable Ron Hickman for his
attendance and sincere attention to our
Community.

The Champion Forest Fund, Inc. is a
non-profit tax-exempt corporation chartered
in the State of Texas. The association was formed for the purpose
of providing for the maintenance,
preservation and architectural control of the residential
lots within Champion Forest subdivision and
promoting the safety, health and welfare of its residents. The annual assessment collected from each
lot in the subdivision covers the expenses
of the Fund. The following contractors are in place:
Consolidated
Management Services, Inc. (Management
Company); Cypress
Creek Pest Control, Inc. (Mosquito
Spraying);
Harris
County Constables Precinct 4 (Security); and
Sundance Earthscapes,
Inc. (Landscape Maintenance).
The
Annual Meeting is typically held on February 1st at a designated location.
Monthly meetings are
held on the 2nd Wednesday of each month at 16215 Champion Forest Drive
beginning at 5:30 p.m.

DEED RESTRICTIONS
Beautification and Grounds Awareness Program
In order to enhance the beauty of Champion
Forest by keeping it attractive, well
groomed and to achieve and maintain high property
values, a Deed Restriction Inspector from
the management company surveys monthly for
homes whose “curb appeal” is not up to par and notifies
the homeowners of corrective measures. All homeowners are asked to cooperate in this
collective endeavor in order to keep our
community attractive. Survey your property frequently
to see that it meets the following criteria:
- Lawn cut, edged and fertilized regularly
and shrubbery trimmed and groomed.
- Street gutters swept regularly.
- Boats and trailers stored out of sight.
- Garbage, tree/yard waste and
recycling should not be placed
outside until the
evening before pick up day, currently
Tuesday
and Friday.
