If you have not already paid your 2021 HOA Annual Assessment, then it is now overdue. Late fees and interest have begun to accrue according to our collection policy. Delinquency and overdue fee statements are in the mail now.

Did you know that you can view your account, and quickly and easily make your assessment payment via our TownSq – click here.You will need your account number to register. This can be found on your statement.

If you have not received a statement, please contact our management company right away and ensure they have your correct mailing address, and ask to have your statement emailed to you for settlement.

In order to avoid unnecessary costs to yourself and our community, please pay your assessments promptly. If your circumstances make full payment at this time impossible, we are able to offer you a payment plan, as permitted by law. Please contact PMG, our management company to set up a payment plan and avoid legal complications.

Traffic Safety: Do not place ANY objects in public roadways.

Bulk trash and yard waste, basketball hoops, the little neon “kid alert” signs or warning cones need to be at the end of your driveway or in your yard. On advisement of Precinct 4; Any objects placed in a roadway are a violation and considered a traffic hazard.

Our Waste Collection Service is contracted by our PUD and serviced by Texas Pride Disposal. Collection days are Tuesdays and Fridays.

Please note: We have “Backdoor Service” which means our garbage and recycling cans should be visible ONLY on collection days and remain at our backdoor area.

Yard and Bluk waste should be placed at the curb (not on the street) no earlier that the evening before collection. If you use a lawn care service, ensure that they do not leave your yard waste at the curb unless it will be collected that same day.

Texas Pride Disposal Trash and Recycling Guidelines

The deed restrictions require that all yard equipment, wood piles, storage piles, and trash containers shall be screened from public view.

Pets must be controlled on leashes when not securely restrained on your property. Neither the Brill playground or Cypress Forest Park are dog parks; pets must be on a leash at all times. This is in accordance with Harris County Leash Laws.

Champion Forest Deed Restrictions prohibit the placement of ANY signs in our yards, in public view, with the exception of ONE Realtor sign no larger than 5ftsq while a property is listed for sale or lease.

Political signs cannot be displayed at this time. They are permitted by State Laws, but not at this time. This is in accordance with the Texas Election Code.

Based on Texas Law, only flags of United States, Texas and military branch of service are permitted. See the Texas Property Code.

Flock Safety Automated License Plate Reader Camera Installation

The Flock Safety Automated License Plate Reader (ALPR) Camera system installation for our subdivision is now complete. The cameras are active and recording data to be used by law enforcement to help solve crimes. Monarch Landscape Management is doing a great job for us, and working to help our common area landscape recover from the hard freeze. At present they are repairing irrigation and pruning up plants to encourage new growth. Some of our plantings will need removing and replacing but Monarch is hopeful that most will recover. When you see the Monarch workers out in our community in their trademark orange vests, please give them a wave.

The Wall Committee: Board member Russell Hildebrand, and resident Myron Shemek make up this committee. The committee is working to evaluate the community walls and formulate a plan of ongoing restoration and care of our aging walls. We anticipate more wall restorations will be needed this year.

Wall Care: Now is a perfect time to clear foliage growing against walls. We need every resident who has the direct benefit of our brick walls to care for the walls by keeping their trees and foliage from growing against and over the walls. These practices will help us protect and prolong the life of our valuable community walls and prevent avoidable damage to these valuable community assets.

Cypress Forest PUD:

For your safety and enjoyment please read the rules that govern the use of Cypress Forest Public Utility District’s park properties and facilities by members of the public Cypress Forest Park and Facilities Rules

All the PUD-owned land, previously leased to the former Raveneaux Club has reverted to the PUD for their control and maintenance. The PUD has within their budget funds for maintenance of the land tract. Discussions are continuining with a golf course developer and HCFCD regarding the use of the land and working towards a win-win for all parties. Read more about the land here.

Construction of the new elevated backup generator and platform at water plant #2, south of Cypresswood, is underway.

Work will begin on water plant #1 and water tower on Herts Rd after the work at plant #2 is completed. The inside of the tower will be restored, and the exterior will be cleaned and repainted

Architectural Control Committee:

Planning to update your property? All exterior improvements require an ACC approval application. In 2020 we had a record 117 applications. Be assured, most applications are able to be processed virtually and quickly and the committee will work with you if amendments to your application are needed. HCFCD:

All HCFCD Community Engagement Meetings are POSTPONED or virtual due to coronavirus concerns. For updates – see the: Harris County Flood Control District ~ Cypress Creek Watershed website page here.

In the interest of public safety, HCFCD has fenced off their property at the former Raveneaux Clubhouse site, south of Cypresswood Drive. The public is asked to respect all signage and to avoid the restricted areas of this property – details here.

HCFCD will begin repairs on Dry Gully, from Louetta Road south to Cypresswood Drive, later this year to restore and strengthen the channel.
