Important reminders:

For your safety and enjoyment please read the rules that govern the use of Cypress Forest Public Utility District’s park properties and facilities by members of the public Cypress Forest Park and Facilities Rules 

Please note the motorized vehicles are NOT permitted in the Park or in the Flood Control channels and dogs must be on a leash at all times.

Pets must be controlled on leashes when not securely restrained on your property. This is in accordance with Harris County Leash Laws.

 

Traffic Safety:  Do not place ANY objects in public roadways.

Bulk trash and yard waste, basketball hoops, the little neon “kid alert” signs or warning cones need to be at the end of your driveway or in your yard.

 

On advisement of Precinct 4; Any objects placed in a roadway are a violation and considered a traffic hazard.

 

Our Waste Collection Service is contracted by our PUD and serviced by Texas Pride Disposal.

Collection days: Tuesdays and Fridays

Please note: We have “Backdoor Service” which means our garbage and recycling cans should be visible ONLY on collection days and remain at our backdoor/gate area.

Yard and Bulk waste should be placed at the curb (not on the street) no earlier than the evening before collection.

If you use a lawn care service, ensure that they do not leave your yard waste at the curb unless it will be collected that same day. Please also ensure that waste is not left or blown into the street where it can block street drainage. The only thing that should enter street drains is water.

Texas Pride Disposal Trash and Recycling Guidelines

The deed restrictions require that all yard equipment, woodpiles, storage piles, and trash containers shall be screened from public view. No lot shall be used for storage of materials for more than normal household use.

Champion Forest Deed Restrictions prohibit the placement of ANY signs in our yards, in public view, with the exception of ONE Realtor sign no larger than 5ftsq while a property is listed for sale or lease.

As we do permit private yard sales (no commercial sales permitted), we allow posting of yard sale signs on private property, with the property owner’s permission. They can not be placed on esplanades and absolutely not be affixed to or near any stop sign or traffic/utility sign or tree, even if it appears to be on private property. The signs must be placed only when the sale is in progress and removed promptly, as soon as the sale is completed.

The Texas Property Code permits the display of Religious Items within limits.

Based on Texas Law, only flags of United States, Texas and military branch of service are permitted.  See the Texas Property Code.

Flock Safety Automated License Plate Reader Camera Installation

The Flock Safety Automated License Plate Reader (ALPR) Camera system is active and recording data to be used by law enforcement to help solve crimes. Please see the Homeowners Presentation for more details: Flock Safety & Champion Forest Homeowners Presentation 

If you witness or are the victim of a crime, please call on law enforcement immediately and give them all the information you have. Remind them to check the Flock Safety camera data and ask that they give you a follow up report in a timely manner.

Monarch Landscape Management: Repairs of the damaged irrigation are ongoing along with some new planting, mulching, and the installation of seasonal color. Tree trimming and canopy raising continue. When you see the Monarch workers out in our community in their trademark orange vests, please give them a wave.

The Wall Committee: 

Repairs have been completed on a section of community wall behind Chasewood Bank. Inspection of that wall section is underway and neighbors are being  asked to remove foliage from the wall.

Further wall inspections will continue this month. This year we are looking to assess the inside of the wall as well as the community facing side. If you live along the wall be aware that we will do our best to contact you before we visit. Plans are being made for repairs and maintenance.

Wall Care: We need every resident who has the direct benefit of our brick walls to care for the walls by keeping their trees and foliage from growing against and over the walls. These practices will help us protect and prolong the life of our community walls and prevent avoidable damage to these valuable community assets. Be aware; owners are responsible for their and their guests’ and tenants’ damage to the Association’s common property.

Architectural Control Committee:

All exterior improvements require an ACC approval application.

Be assured, most applications are able to be processed virtually and quickly and the committee will work with you if amendments to your application are needed. Please see the:  Architectural Control page for full guidelines and application forms.

 


 

Cypress Forest PUD:

Motorized vehicles are not permitted in the PUD park.

All the PUD-owned land, previously leased with restrictions to the former Raveneaux Country Club (Agreements 2008 & 2011), has reverted to the PUD for its control and preservation. The PUD has within its budget funds for maintenance of the land tract. Discussions are continuing with a golf course developer and HCFCD regarding the use of the land and working towards a win-win for all parties. Read more about the land here.

Work will begin on water plant #1 and the water tower on Herts Rd in early 2022.  The inside of the tower will be restored, and the exterior will be cleaned and repainted.

NHCRWA fee will not increase in 2022.

HCFCD:

HCFCD ADVISORY – 9/27/2021

The demolition of the clubhouse and pro-shop on the former site of the Raveneaux Country Club concluded in mid-September 2021. The adjacent parking lots are scheduled to be removed next. Once complete, crews will clean up and haul away remaining material, which is expected to take an additional three months. For safety reasons, the Flood Control District continues to ask that the public stay away from the site.  More details here. 

HCFCD will begin repairs on Dry Gully, from Louetta Road south to Cypresswood Drive, later this year to restore and strengthen the channel.

Privately owned motorized vehicles are not permitted on any HCFCD land.
